When to book this service
The water smells or looks cloudy
A musty or earthy smell, a yellowish tint or fine particles in a glass of water usually mean sediment and biofilm have built up inside the tank.
It has been more than six months
Many companies in Dubai recommend cleaning every six months. If you cannot remember when the tank was last cleaned, or you have just moved in, it is due.
Dust storm or open lid
After a sandstorm, or if you find the lid loose or cracked, fine sand and insects may have got in. A clean plus a lid repair solves both problems.
A water tank cleaning service in Dubai is mostly about the tank on your roof. In villas and townhouses across the city, water from the municipal supply fills one or more overhead tanks, usually white or beige GRP (glass-reinforced plastic) sectional or moulded tanks, and gravity or a small pump sends it to the taps. Those tanks sit in full sun for most of the year, which is exactly why they need regular attention.
Why roof tanks get dirty in Dubai
Three things work against a roof tank here. The first is heat: in July and August the water inside can get uncomfortably warm, which is what makes the cold tap feel hot in summer. The second is dust: fine sand gets in through loose lids, damaged vent screens and gaps around pipes, and settles as a layer of silt on the floor. The third is time: minerals, sediment and a thin slimy biofilm build up on the walls. None of that is visible from the tap until the water starts to smell or looks cloudy.
What a proper clean looks like
A good team isolates the supply, drains the tank, removes the sludge by hand or with a wet vacuum, scrubs every surface including the underside of the lid, rinses, disinfects with a product approved for drinking water tanks and refills. They also check the float valve, the overflow and the vent, because a clean tank with a broken lid will be dirty again in a few months. Before-and-after photos are the easiest way to see that the work was done properly.

Do I need to switch anything off?
