Water pouring from the overflow
Water running off the roof or from the overflow pipe all day is usually a float valve that no longer shuts. It wastes water and shows up on the bill.
Cracked or missing lid
Sun makes plastic lids brittle. A cracked or loose lid lets in dust, sand, insects and birds, and the tank gets dirty again soon after cleaning.
Damp walls or stains
Wet patches on the roof, stains under the tank or damp walls below it point to a leaking joint, panel or pipe connection.
Water tank repair in Dubai usually starts with something small: water running from the overflow pipe on the roof, a lid that cracked in the sun, or a damp patch on the ceiling under the tank. Small faults on a water tank are worth fixing quickly, because they either waste water or let dirt into the water you use.
Float valves and overflows
The float valve decides when the tank stops filling. When it wears out, the tank keeps filling and the extra water runs away through the overflow, sometimes all night when mains pressure is higher. The opposite also happens: a stuck valve that will not open leaves the tank half empty. Replacing a float valve is a quick job, and a good team checks the overflow and the inlet pipe while they are there.
Lids, vents and dust
Many villa tanks are cleaned properly and then get dirty again within weeks because the lid does not seal. Plastic lids crack and warp after a few summers, locks break, and vent screens tear. Fine sand, insects and even birds then find their way in. A new lid or seal and a fresh vent screen are some of the cheapest ways to keep a tank clean for longer.
Leaks in panels and joints
Sectional GRP tanks are bolted together from panels with gaskets in between. Over years of heating and cooling, a gasket can harden and start to weep. Resealing or replacing a gasket or a panel is often possible without replacing the whole tank. Concrete underground tanks can crack; small cracks can be sealed, and larger areas may need a lining through water tank coating.

Mains pressure is often higher at night. A worn float valve that barely holds during the day may fail to shut when the pressure rises, so the tank overflows.
Should the tank be cleaned after a repair?
